_年_月_日签订网点租赁合同,约定 XX 承租我方位于,面积为平方米的房屋(以下简称“标的房屋”),租赁期限为 _年,自_年_月_日起至 _年_月_日止。上述合同第三条约定:“XX应于_年_月_日前一次性交清20-_年度房屋租金人民币 元(大 元整)。如不能如期交纳租金,按违反合同处理。”同时,该条款还约定XX向我方交纳人民币元作为履约保证金。本合同第四条第 2 款约定:“租赁期间,使用该房屋所发生的水、电、暖、通讯、物业费、房屋税、相关税费等全部费用由承租人承担,XX如不及时缴纳各项费用给我方造成损失的由XX承担赔偿责任及违约责任。”第八条约定:XX逾期支付租金,除补交欠租外,还必须按照合同全部租金的千分之五每日向我方支付违约金。第九条约定:XX拖欠租金累计达_日的,我方有权终止合同,责任由 XX承担。同时 XX应保证在 时前)搬出标的房屋,撤出属XX 的物品,并将房屋及原附属设备、设施归还给我方。逾期不搬离的,视为乙方放弃标的房屋内的物品的所有权,甲方有权对其进行处臵。由此产生的费用,我方保留向 XX追偿的权利。三、XX在腾房过程中仅搬走其自行投资在承租房屋上形成的可拆移独立的添附物,对于已经固定在承租房屋上不能进行拆移、或拆移将对标的房屋造成破坏的添附物,XX应同意放弃,并承诺不破坏其完好性,无偿交给我方。如XX 在腾房过程中给标的房屋造成损失的,我方将保留向 XX进行追偿的权利。四、我方保留向XX主张违约责任的权利,同时我方也保留继续向XX主张剩余租金及XX
