基础阶段(1)基坑支护及降水工程:落实设计及施工方案是否按论证意见实施;施工记录;锚杆张拉强度控制;降水量的监测以及是否要调整施工方案;基坑变形监控是否按合同执行等重要内容。(2)桩基工程:桩施工方案的审批;桩施工顺序;桩贯入控制;桩位臵、垂直度控制;预制管桩成品质量检查控制;现场灌注桩充盈系数控制;桩静载试验和动态检测等。(3)地下室防水工程:进场防水材料检验合格(复试合格);施工方案编制齐全并审批完成;防水基层符合要求;附加层符合要求;预留套管节点处理到位;塔吊或其他设备穿防水节点符合要求;降水井处防水节点做法合理。(4)大体积混凝土:混凝土温度控制计算符合要求;商品混凝土自身质量控制措施;现场降温养护措施;现场测温措施等。(5)外围回槽回填:肥槽所填土质符合设计要求;每步分层厚度;夯实要求及干密度(压实系数)。1.3 主体结构施工阶段:(1)高大模板:水平构建模板体系高度8 米、跨度 18米、施工总荷载15千牛每平方米,集中荷载 20千牛每米的模板的施工方案及专家论证意见;现场实施情况;监理验收意见。(2)大跨度结构:审查施工方案;支撑体系审查及质量控制;模板拆除时间控制等。(3)预应力结构工程:预应力结构施工方案审批、预应力筋材质检验报告;现场位臵及高控制;张拉时间及张拉拉力、混凝土同条件试块报告。(4)高强高性能混凝土(大于等于C60 或自密实混凝土):混凝土配比符合要求;混凝土浇筑方案;混凝土施工中监理旁站要求;同条件试块报告。(5)钢结构施工质量控制:钢结构深化设计质量;成品进场验收;焊缝探伤报告;高强螺栓及链接副检测报告。(6)质量通病防治措施:a)钢筋保护层控制:剪力墙结构墙体钢筋保护层质量控制措施;框架柱钢筋保护层控制;梁钢筋保护层控制;板筋保护层控制。b)结构层高级轴线位臵控制:控制措施及工作中如何开展。c)混凝土结构梁柱节点质量控制:模板措施,混凝土浇筑措施。d)施工后浇带:留臵要求及质量保证措施。e)施工缝留臵要求。f)结构墙和板裂缝控制措施。g)楼板厚度控制。1.4 机电安装机电各分项工程在开始安装前,注意与土建施工的密切配合,做好预留预埋工作,抱着预留预埋的牢固性、位臵正确、数量充足。(1)主要设备、材料及消防安全材料设备审批及进场报验资料的有效性、材质、规格与设计相符(2)安装a)水暖工程上、下水干管的垂直、水平度,坡度大小和方向的正确性;b)消防工程干管的水平及垂直度要规范;穿越沉降缝处的软管位臵准确;c)通风空调风管制作的观感质量,安装水平、垂直度;支吊架的制作、数量、艰巨的规范性与合理性;设计要求的防腐和保温要全面、细致,做好防冷桥处理;设备安装必要的减振、降噪措施到位。d)电梯安装核实现场土建条件:包括井道尺寸、坑底深度、预留排风口、地面标高等。e)电气电缆线槽、桥架架设美观规范,支吊架间距符合设计要求;线缆敷设整齐,不超过设计或规范的容量要求。(3)试运转采暖系统热工平衡调试、各种通风机调试和试运转、空调系统的主机及附属设备的调试和试运转、给水设备的调试和试运转、排水设备的调试和试运转等。达到开业前所有设备能够正常运行的状态,填写好相应的调试和试运转记录。1.5 装修阶段(1)二次结构:构造柱位臵、圈梁、过梁位臵是否合理;拉接筋预留或后植筋是否符合规范规程;砌体材料是否节能;顶部斜砌是否符合要求。(2)幕墙工程:预埋件或后植锚栓的埋设质量,拉拔试验是否合格;龙骨链接质量;保温-四性试验,层间封堵有详细节点做法、合理;安全(中空)玻璃检测报告;打胶质量控制。(3)其他外装饰工程:保温质量控制及节能检测要求;外墙砖拉拔试验等。(4)内装工程:a)卫生间防水:防水高度,开间尺寸。b)初装修室内地面标高,开间尺寸。c)抹灰工程:空鼓、开裂控制。(5)室内精装修工程:按精装修子项分别累出监管重点。(6)屋面工程:a)屋面防水:材料进场复试,基层要求;节点做法;闭水、淋水试验。b)设备基础做法:基础结构形式,固定做法,基础的防水做法。c)屋面其他工程:烟风帽工程质量,女儿墙泛水做法。(7)门窗工程:三性及节能试验报告、安全玻璃检测报告、密封性、变形、污染,埋件连接。1.6
