A-0105#楼地下室(防空地下室)建筑、结构设计施工图(第二版)锦绣水乡 A 地块 A-01#楼为地下一层、地上二十三层抗震墙结构,设计采用预应力高强混凝土管桩(PHC)基础。经现场调查、勘测,现状各层结构平面布置详见附录图1图 9,房屋高度约为 67.35m。该工程地处抗震设防烈度7 度(0.10g)区,抗震墙抗震等级为三级,框架抗震等级为三级,房屋后续使用年限按照50 年考虑,属C 类建筑。该工程经正式设计,其结构安全性鉴定结果如下:一、结构安全性鉴定评级一、结构安全性鉴定评级地基基础子单元地基基础子单元现场检查建筑物周边地面未见明显沉陷,上部结构未发现因基础不均匀沉降引起的明显变形及开裂,地基基础安全性等级根据上部结构反应情况间接评为Bu级。上部承重结构子单元上部承重结构子单元(1)所含各种构件的安全性能检测根据现场检测数据并结合设计施工图进行验算,所检抗震墙、框架柱、梁承载能力基鉴定结论本满足规范要求;所检抗震墙、框架梁现龄期混凝土抗压强度推定值满足设计要求;所检抗震墙边缘构件、框架柱、梁纵筋分布及规格符合设计图纸要求;所检框架柱、梁箍筋分布基本符合设计要求;所检抗震墙分布钢筋平均间距基本满足设计要求;所检抗震墙、框架柱、梁未见明显变形及开裂。上部承重结构安全性鉴定评级按构件的安全性等级评为Bu级。(2)结构整体性本工程采用抗震墙结构体系,结构布置基本合理,抗震墙双向布置,框架均双向拉通,可形成完整系统,结构传力路线清晰。上部承重结构安全性鉴定评级按结构的整体性等级评为Bu级。(3)综合考虑构件安全性等级、结构整体性等级,上部承重结构子单元安全性(转下页)批准:审核:校核:项目负责:接上页等级评为Bu级。围护系统的承重部分子单元围护系统的承重部分子单元经现场检查,所检填充墙体未发现明显裂缝,墙体及其面层外观完好,与主体结构联系基本可靠;屋面排水构造设施基本完好,尚不渗漏或积水;屋面女儿墙、楼梯扶手等围护结构工作状态未见异常。围护系统的承重部分子单元安全性等级评为Bu级。鉴定单元安全性评级鉴定单元安全性评级根据地基基础、上部承重结构、围护系统的承重部分各子单元安全性等级评定结果,本工程结构安全性等级评为Bsu级,可基本满足安全使用要求。(下无正文)检测鉴定结论1.限于现场条件,未能对全部构件工作状态进行全面核查,凡涉及该房屋拆改主体结构或备注变更使用功能,房屋所有人或使用人必须提请相关部门重新申请鉴定并在使用过程中定期对结构工作状态进行检查,若发现异常情况,应采取相应的处理措施;2.结合委托方要求,锦绣水乡 类建筑。现为了解该结构的安全状况,福州市房地产开发总公司委托我司对其进行安全鉴定。二、检测鉴定程序、安全性鉴定评级、说明检测鉴定程序、安全性鉴定评级、说明检测鉴定程序检测鉴定程序建筑及结构的平、立面布置核查,结构及其支承构造、构件及其连接构造检查地基基础检查检查地基基础变形或其在上部结构中的反应上部结构及构件工作状态检测构件的裂缝检测构件变形检测围护系统及附属结构使用功能检查上部结构及构件的施工质量及性能检测构件外观质量与缺陷检测混凝土强度检测钢筋配置检测根据检测数据并结合设计资料,对结构构件进行承载能力验算分析,结合现状调查、勘测结果,进行结构安全性鉴定,并对存在的问题提出整改处理建议。安全性鉴定评级的分级标准安全性鉴定评级的分级标准根据现行国家标准民用建筑可靠性鉴定标准(GB 50292-1999)的相关规定,民用建筑安全性鉴定按单个构件、子单元、鉴定单元三个层次进行,每一层次分为四个等级,其中鉴定单元安全性鉴定评级的各层次分级标准及相应的处理要求如下:Asu安全性符合鉴定标准的要求,不影响整体承载,可能有极少数一般构件应采取措施;Bsu安全性略低于鉴定标准的要求,尚不显著影响整体承载,可能有极少数构件应采取措施;Csu安全性不符合鉴定标准的要求,显著影响整体承载,应采取措施,且可能有少数构件必须立即采取措施;Dsu安全性严重不符合鉴定标准的要求,严重影响整体承载,必须立即采取措施。根据结构布置情况,本次鉴定按1 个鉴定单元进行,并划分为地基基础、上部承重结构以及围护系统的承重部分 3 个子单元。说明说明构件名称中,“Q”表示墙,“YBZ”表示约束边缘构件,“GBZ”表示构造边缘构件,Z 表示柱(-1Z表示地下一层柱),L 表示梁(其中 WL 表示屋面梁),首位数字代表楼层数,“-”后面的数字及字母表示构件所在的轴线。本工程抽样检测部位根据现场实际条件进行确定,由于样本的随机性,抽样检测可能出现生产方风险和使用方风险。民用建筑可靠性鉴定标准(GB 50292-1999)适用于对已有建筑物的安全与合理使用的技术管理,其中,已有建筑物指已建成两年以上且已投入使用的建筑物。根据委托方委托,本报告中对各层次的等级评定参考民用建筑可靠性鉴定标准(GB 50292-1999)对已有建筑物的鉴定程序、鉴定内容以及各层次评级标准的形式进行。三、现场主要检测仪器现场主要检测仪器表 9。地下一层层高为 4.7m,一层层高为 3.8m,二层二十二层层高均为2.9m,二十三层层高为2.95m,房屋高度约为67.35m。该结构平面布置较为规则,抗震墙双向布置,框架均双向拉通,可形成完整系统,结构传力路线清晰。使用功能调查根据设计文件:本工程地下一层作为车库使用,一层二十三层均作为住宅使用;本工程外墙框架结构填充墙及楼梯间墙体均采用390 x190 x190mm3粉煤灰(陶粒)小型空心砌块,分户墙及内墙填充墙分别采用 390 x190 x190 mm3和 190 x90 x190 mm3粉煤灰(陶粒)小型空心砌块;建筑外墙尚未装修,屋面为上人屋面。2.2.地基基础检查地基基础检查现场检查建筑物周边地面未见明显沉陷,上部结构未发现因基础不均匀沉降引起的明显变形及开裂。3.3.上部结构及构件的工作状态检查上部结构及构件的工作状态检查(1)钢筋混凝土结构构件经现场检测,所检抗震墙、框架柱、梁构件表面未出现蜂窝、麻面等现象,抗震墙、柱、梁、板构件未见明显变形迹象。(2)围护系统使用功能检查经现场检测,所检填充墙体未发现明显裂缝,墙体及其面层外观完好,与主体结构联系基本可靠;屋面排水构造设施基本完好,尚不渗漏或积水;屋面女儿墙、楼梯扶手等围护结构工作状态未见异常。4.4.框架柱、梁施工质量及材料性能检测框架柱、梁施工质量及材料性能检测经现场量测,所检地下一层二十三层抗震墙、框架柱、梁截面尺寸与设计基本相符,现状结构平面布置详见图 1图 9。采用回弹法检测砼现龄期强度,结果列于表
