2、emises detailed of the following page.The Contractor shall allow for all the labour and materials required for the planned preventative maintenance scheme. Maintenance procedures are detailed in this Specification for guidance only, this is a minimum requirement and to assist the Contractor in asses
3、sing the cost of the work, and contents. The Contractor shall be responsible for the preparation of a complete Maintenance procedures programme which will include for, but not be limited to the content of these typical procedures. The Contractor shall ensure that all maintenance procedures undertake
4、n are in accordance with the manufacturers recommendation and all statutory obligations.The Employer does not accept any responsibility for the safety of the Contractors staff in following these procedures since these procedures have been provided for guidance only. The Contractor must ensure that s
5、afe methods of working are used at all times and that the instructions to staff are safe for the particular maintenance operation.The Maintenance Procedures are given for the following periods where applicable:-Daily Inspections(Finish by Metro)Weekly Inspections(Finish by Metro)Monthly InspectionsT
6、hree Monthly InspectionsSix Monthly InspectionsAnnual InspectionsThe contractor shall provide full assistance to the Employer during the maintenance audits executed by the appointed auditor. This shall include the provision of all records as requested by the auditor, any guidance around the premises
7、, explanation of systems and operations and demonstration that maintenance work has been executed in accordance with the contract. The Contractor shall make full allowance for the provision of this service at no extra cost to the contract (based on a maximum two audits per annum). C2 SCHEDULE OF BUI

The Contractor
9、shall program maintenance so as to reduce down time at the premises to the absolute minimum.The Contractor must only shut down items of plant for maintenance BY AGREEMENT with the Employers.The Contractor shall also be responsible for the following:-1. Preparing a list of equipment throughout the pr
10、emises. The list shall follow the layout defined by the Employer.2. Preparing the necessary documentation for the recording of the inspections in accordance with this Specification. The layout of the record shall be defined by the Employer.3. Ensuring delivery of all plant items to the stores at the
11、 Employers site and that they are available at the time when the maintenance is to be undertaken.C4 PERIOD FOR INSPECTIONS AND SPECIALIST MAINTENANCEIn addition to the day to day maintenance programme planned and carried out by the Contractor detailed within this Specification, the Contractor shall
12、be responsible for the appointment of Specialist Sub-Contractors to carry out the manufacturers recommended inspections and overhaul of major items of plant. This work shall be carried out to suit the maintenance inspections and will be carried out during normal working hours wherever practicable. S
13、hould it be found necessary to undertake a major overhaul of the plant, when carrying out a normal inspection, then the Contractor shall record the defects and arrange with the Employer for this plant to be made available for a major overhaul. This work shall be carried out by the Specialist Sub-Con
14、tractor and will be undertaken out of sequence with the planned preventative maintenance programme.Prior to the isolation of major items of plant for overhaul or refurbishment, the Contractor and/or the Specialist Sub-Contractor shall be responsible for the purchase and supply of any spares or mater
15、ials that may be required for such work to be carried out. These spares and other materials shall be purchased directly from the manufacturer or his approved supplier, and shall be of equal duty, rating and quality as the original item. After the major overhaul, the plant inspections will be re-sche
16、duled. The cost of this type of major overhaul work will be subject to a separate instruction given by the Employer and will be charged on a daywork basis. However, the Contractor and Specialist Sub-Contractor shall note that payment of this type of daywork maintenance will be restricted to on-site
17、labour only and no allowance shall be made for travelling time to or from the site and that all members of maintenance personnel are to inform the site security staff on both entering and leaving the premises.C5 SCHEDULES OF WORK The contractor shall carry out the fire alarm maintenance procedures d
18、etailed on the following pages, together with any additional items specifically detailed in the current edition of national and local Fire Fighting regulations, including any amendments.The contractor shall inform the Employer of any work which requires URGENT attention following the maintenance of
