11、同的变更、解除与终止:1、双方可以协商变更或终止合同。2、甲方未尽房屋修缮义务,严重影响乙方使用的,乙方有权解除合同。3、房屋租赁期间,乙方有下列行为之一的,甲方有权解除合同。(1)擅自转租、转借承租房屋或未经甲方书面同意拆改变动房屋结构以及改变租赁用途的;(2)损坏承租房屋,在甲方提出的合理期限内仍未修复的;(3)利用承租房屋存放危险品或进行违法活动的;(4)逾期未交纳按约定应当由乙方交纳的各项费用,给甲方造成损害的;(5)拖欠租金累计两个月以上的。4、租赁期满后,乙方要继续租赁的,应当在租赁期满前40 日内书面通知甲方。甲方在租赁期满前20 日内向乙方正式书面答复。如文档编码:CM4Y3V

19、。乙方的装饰装修部分亦不得损坏。对未经同意留存的物品,甲方有权处置。九、甲方违约责任:l、甲方不按时交付房屋给乙方的,每逾期1 日应向乙方支付约定日租金 5 倍的违约金。2、甲方怠于履行维修义务,乙方组织维修的,甲方应支付乙方维修费用,但乙方应提供有效凭证。3、违反本合同约定提前收回房屋的,应按本合同年度租金总额的 20%,向乙方支付违约金。十、乙方违约责任:l、乙方不按时交付租金及水电费用、物业管理费用的,应如数补交外,每逾期 1 日,应按所欠费用总额的0.5%向甲方支付违约金。如因乙方未按时交纳前述费用造成停水停电等后果的,由乙方承担责任。文档编码:CM4Y3V2P8R2 HZ9W3M4I
