1、20XX年物业公司物业部年终工作总结及20XX年工作计划20XX年度,我物业部在公司领导的大力支持和各部门的团结合作下,在部门员工共同努力工作下,认真学习物业管理基本知识及岗位职责,热情接待业主,积极完成领导交办的各项工作,办理手续及时、服务周到,报修、投诉、回访等业务服务尽心尽力,处理妥善,顺利完成了年初既定的各项目标及计划。一、主要工作完成情况及分析:(一)截止到20XX年 12 月 20 日,本年度物业费还欠 107469 元,收缴率81%。(二)截止到20XX年 12 月 20 日,业主委托市场招商 13 户,已经成功招商6 户,市场外围广告合约签订16 户,第二届机电五金博览会取得圆
2、满成功。(三)物业管理员每天对一期市场开门营业情况以签到形式统计,目前开门营业50 户至 60 户。(四)截止到 20XX年 12 月 20 日,二标商铺共办理交房手续71 户,装修 32 户,正式开门营业2户;双星叠座20XX年 12 月 18 日开始交房,进展顺利,截止到12 月 19 日,办理交房36 户。二、日常工作:(一)制定与完善物业部组织架构,各岗位工作职责,恒龙机电五金城物业管理方案,临时管理规约,物业服务标准等,并制定具体的落实措施和考核办法。(二)对二标商铺及双星叠座进行承接查验,发现工程瑕疵及时与施工单位协调处理,提出合理化建议整改。(三)客服每日记录业主来电来访投诉及服

10、排污管道通畅,无堵塞外溢现象;道路通畅,路面平整;井盖无缺损、无丢失,路面井盖不影响车辆和行人通行;制定供电系统管理措施并严格执行,记录完整;供电设备运行正常,配电室管理符合规定,路灯、楼道灯等公共照明设备完好;电梯安全设施齐全,无安全事故;轿厢、井道保持清洁;电梯机房通风、照明良好;有出现故障后的应急处理方案。(五)保安部是物业公司在市场进行治安防范、消防安全的重要力量,主要任务是落实各项治安、消防制度,维护市场内外秩序,及时发现和打击违法犯罪活动,保护市场内外所属设施设备及辖区内财产安全,执行“谁主管,谁负责”和“群防群治”的原则,负责做好“防火、防盗、防爆、防破坏”的四防工作,维护所属范

18、操作规范化、管理科学化;适时、及时、准时进行保洁服务,包括虫害灭杀;及时处理垃圾、废弃物分类按指定地点安放;做到节约用电、用水。保洁质量三查制度落实:每个员工根据有关作业规程,对自己负责分管区域的保洁项目进行自查,及时发现问题、解决问题,并做好记录;管理员把巡回检查作为自己的主要工作,对管理区域内所有保洁部位、项目进行巡回检查,并做好纪录;物业部经理每日抽查。(七)培训学习工作在公司领导的指导下,我部门从物业人员最基本的形象建立,从物业管理最基本的概念,到物业人员的沟通技巧,到物业管理的各个环节工作,再结合相关的法律法规综合知识,进行了较为系统的培训学习。部门员工由一个思想认识不足、对工作没有
