1、场地房屋租赁合同范本场地房屋租赁合同范本1 甲方:集团有限公司乙方:北京 文化发展有限公司及 酒城依据 中华人民共和国合同法、中华人民共和国城市房地产管理法及其它有关法律、法规之规定,在友好、平等、互惠互利的基础上,甲乙双方同意就下列房屋(场地)租赁事宜订立本合同,共同遵守。第一条:房屋(场地)位置和面积甲方出租给乙方的商业用房位于北京市朝阳区 大街 101 号 大厦 b座六层,使用面积为2700 平方米。具体的租赁区域详见附件1:房屋(场地)平面图。第二条:租赁房屋(场地)的用途所租房屋(场地)的用途为文化娱乐(酒城).除经甲方书面同意外,乙方不得擅自改变租赁用途。第三条:租赁期限及免租金期
2、限租赁期限为20 年,自XX 年 6月 01 日至 2025 年 05 月 31 日。免租金期限为自本合同签订之日起至 XX 年 02 月 28 日。第四条:租金和定金租金的确定适用逐年递增的办法确定。其中,第12 年为人民币2 元/平方米/天,月租金总额为162,000 元,三个月租金总额为486,000元,年租金总额为 1,944,000 元(大写:壹佰玖拾肆万肆仟元)第 3XX 年,每天每平方米元,第 1120 年按经营情况租金另定。上述一个月按 30 天,一年按 360 天计算。上述租金中不含水、电、空调、供文档编码:CP10N1K6A1N2 HX9S4C6H1M9 ZR9I4M2Y9

17、Y9J8文档编码:CP10N1K6A1N2 HX9S4C6H1M9 ZR9I4M2Y9J8甲方,同等条件下,乙方享有优先租赁权。否则,期限届满后本合同自动终止。未经甲方书面同意,乙方无权转租或转让本合同项下的租赁房屋(场地)第六条:其他费用乙方正常经营所发生的所有税费由乙方自行负责缴纳。乙方装修和改建以及专用和专有设备的安装、调试、维修和保养所发生的一切费用由乙方自行承担。甲方负责安装水、电、天然气表,但水电费由乙方承担。水电费的标准按北京市的规定价格执行,空调费按实际使用电表数字计算。垃圾清运费由乙方自负。甲方协助乙方申请有线电视、通信、宽带的开通,有关开户和使用的费用由乙方自行承担。应由房

25、外,甲方根据有关规定凭单据、发票按各规定的期限向乙方结算。第七条:所租房屋(场地)的交付乙方应在签订合同时与甲方工程部门协商装修改建事宜,如涉及变更原中央空调系统、公共桥架、消防报警、喷洒系统、防排烟系统、防火分区消防通道、主体结构变更时,须经设计单位认可。乙方进场施工前应先向甲方提供装修施工图纸一套(含电路图、效果图、材料清单),经甲方批准并进行现场交接后,乙方的施工单位应持资质证明办理进场手续,方可对租赁场进行装修。甲方已于XX 年 4 月 29 日前将房屋(场地)(毛坯房,指设备现状)交给乙方进行装修、改造。第八条:所租房屋(场地)的使用文档编码:CP10N1K6A1N2 HX9S4C6
