1、场地租赁合同范本出租人:_以下简称甲方承租人:_以下简称乙方根据中华人民共和国合同法、_等有关法律、法规的规定,双方就租赁场地从事 _的有关事宜经协商达成协议如下:第一条租赁场地乙方承租甲方 _层/厅 _号场地,面积 _平方米,用于_。库房面积 _平方米,库房位置为_。详见双方核对的图纸第二条租赁期限1 自 _年 _月 _日起至 _年 _月_日止,共计 _年_个月。2 免 租 期 为 自 _年 _月 _日 起 至 _年_月_日。3 甲方须于 _年_月_日前向乙方交付租赁场地的使用权。第三条续租本合同续租适用以下第_种方式:1乙方有意在租赁期满后续租的,应提前_日书面通知甲方,甲方应在租赁期满前

11、6应按照甲方的要求提供有关本人或本企业的备案资料。7建筑物外立面及建筑物内部非乙方承租场地范围内的广揭发布权归甲方所有,未经甲方同意,乙方不得以任何形式在上述范围内进行广告宣传。8租赁期间,乙方不得改变租赁场地的用途。9其他。第九条合同的解除乙方有以下情形之一的,甲方有权解除合同,乙方应按照_的标准支付违约金:1未按照约定的用途使用场地,经甲方_次书面通知未改正的。2进行其他违法活动累计达_次或被新闻媒体曝光造成恶劣影响的。3将场地擅自转租、转让、转借给第三人,或和其他租户交换场地的。4逾期 _日未支付租金或水电、_等费用的。5违反保证金协议的有关约定的。6其他。甲方有以下情形之一的,乙方有权
12、解除合同,甲方应按照_的标准支付违约金:1未按照约定交付场地,经乙方书面催告后_天内仍未交付的。2干预乙方的正常活动,严重影响乙方致使乙方无法正常活动的。甲方或乙方因自身原因需提前解除合同的,应提前_日书面通知对方,经协商一致后办理解除租赁手续,并按照_的标准向对方支付违约金。因甲方自身原因提前解除合同的,除按约定支付违约金外,还应减收相应的租金,并退还保证金及利息。第十条其他违约责任1甲方未按约定提供场地或用水、用电等设施或条件致使乙方不能正常使用的,应减收相应租金,乙方有权要求甲方继续履行合同或解除合同,并要求甲方赔偿相应的损失。2甲方未按约定投保致使乙方相应的损失无法得到赔偿的,甲方应承

21、一条免责条款因不可抗力或其他不可归责于双方的原因,使场地不适于使用或租用时,甲方应减收相应的租金。如果场地无法复原的,本合同自动解除,应退还乙方保证金及利息,双方互不承担违约责任。第十二条专用设施、场地的维修、保养1 乙方在租赁期间享有租赁场地的专用权。乙方应负责租赁场地内专用设施的维护、保养、年审,并保证在本合同终止时专用设施以可靠运行。甲方对此有检查监督权。2乙方对租赁场地附属物负有妥善使用及维护之责任,对各种可能出现的故障和危险应及时消除,以防止一切可能发生的隐患。3乙方在租赁期限内应保护租赁场地,因乙方使用不当造成租赁场地损坏,乙方应负责维修,费用由乙方承担。4在租赁期限内如乙方须对租
