1、基于服务能力的众创空间价值评估,资产评估硕士论文摘 要伴随着众创空间快速发展,与之而来的行业外表繁荣问题也愈发严重,空壳同质化、缺乏核心竞争力等服务能力缺乏的众创空间在行业洗牌中倒闭、并购整合,怎样正确评估众创空间的价值,引导众创空间提高服务能力,向专业化、差异化的方向转型,成为一个亟待解决的重大课题。因而,本文基于服务能力视角选择适宜的估值方式方法对众创空间的价值评估具有重大的意义。本文首先通过文献分析,对国内外学者对众创空间的内涵、价值构成、价值评估方式方法等研究成果进行归纳与总结,讲明了众创空间价值评估中考虑服务能力的必要性。接着通过资源基础理论、资源产权分享理论详细展开对众创空间服务能
2、力的影响因素的分析,构建了众创空间服务能力评价指标体系。然后在服务能力视角下对众创空间价值评估方式方法的适用性进行分析,选择并具体介绍了EVA评估模型。在这里基础上构建众创空间服务能力评价模型,利用模型中的灰色关联度综合评价法计算出服务能力的灰色关联度,即众创空间服务能力水平值。基于众创空间各年服务能力的灰色关联度数据,利用标准离差率量化服务能力对其本身价值的影响,并对EVA评估模型中的折现率进行修正。最后,利用考虑服务能力的修正后的EVA估值模型对创业黑马进行价值评估,验证评估模型的同时也反映了评估模型的现实应用。通过研究得出的结论为:众创空间向创新创业企业提供服务的能力构成了本身的价值。众
3、创空间的服务能力越强,在创新创业经过中为创业企业提供的支持与服务越多,创新创业项目成功孵化的概率越高,众创空间的价值也越大;基于服务能力角度而建立的EVA评估模型计算出的众创空间价值远远高于未考虑服务能力的评估模型计算出的众创空间价值;基于服务能力的众创空间EVA估值模型能够准确反映众创空间的价值。本文关键词语 : 众创空间,服务能力,EVA评估模型,企业价值评估。ABSTRACTWith the rapid development of Maker Space, the problem of the industry ssurface prosperity has also become m

How to correctly evaluate thevalue of Makerspace, guide Makerspace to improve its service capabilities, andtransform
5、to a direction of specialization and differentiation has become a major issuethat needs to be resolved. Therefore, choosing an appropriate valuation method basedon the perspective of service capability is of great significance to the value evaluationof crowd-creation space.In this paper, the connota
6、tion, value composition, value evaluation method andother research results of mass innovation space at home and abroad are firstlysummarized and summarized,and explains the necessity of considering servicecapabilities in Makerspace Value Evaluation. Then, through the resource-based theoryand resourc
