1、1 悦达南郊华都一期工程监理实施细则(地源热泵工程)项目监理机构(章):专业监理工程师:总监理工程师:日期:上海申海建设监理有限公司2 一、工程概况项目名称:悦达南郊华都(悦达南郊商务中心)一期工程工程概况:该项目为集高档商务式办公楼、公寓式办公及商业、休闲配套于一体的高品质地产项目。一期共 36 栋高档商务式办公楼,每栋办公楼层数为地上3层,地下 1 层,单栋办公楼建筑面积约2,000平方米左右。本次施工范围为一期商务式办公楼项目地源热泵空调系统之地埋管的施工设计、供货、运输、施工安装、调试、售后服务工作。根据招标资料可知,单栋空调负荷为空调负荷180KW,泳池负荷15KW。单栋打 40 个
2、孔,单 U,井深 100 米。共 1,440 个孔。二、监理依据1、地源热泵系统工程技术规范(GB50366-2005)2、建设工程监理规范GB50319-2000 3、地源热泵设计施工图纸及交底、图纸会审纪要4、地源热泵施工组织设计三、难点与重点分析1、地源热泵控制系统的安装与调试。地源热泵控制技术相对较复杂,首次投资成本较高,且需要此系统对两个水系统和热泵机组同时控制,同步调节,否则会导致系统的不稳定运行,所以该项也为地源热泵安装的重点之一。2、地源热泵系统的核心是地耦合地热交换器。交换器的管材、管径、管长、竖井的数量及间距、及管道的铺设、水泵选型、校核管材承压文档编码:CG8C5N2B6

10、管换热器进出水温度已经确定,即机组蒸发器进出水温度已经确定,提高蒸发温度的唯一办法是减小蒸发温度蒸发器出水温度的温度差,则热泵安装的正确及工作性的正常则显得尤为重要。四、控制目标值与方法(一)垂直管施工控制1、放线应参照现场工程定位轴线进行放线,按照施工图纸标定换热孔的位置,确保位置准确。2、竖立钻机(1)应以钻孔点定位塔架底盘,采用水平尺对底盘横向、纵向进行找平,水平度 0.5mm/m。(2)底盘定位后安装塔架竖杆,应利用铅锤和直尺测量塔架的垂直度,保证塔架竖杆垂直。(3)安装钻机头、钻机提升装置和钻头充水(泥浆)等附属装置。文档编码:CG8C5N2B6X5 HT4Q4X6V6V6 ZH6B

18、属设备进行巡回检查,及时做好维护和保养工作,提高工作效率。(4)当孔钻到要求深度后,应对孔反复进行通孔,为下换热管创造顺利条件。4、试压下换热管之前应按设计要求进行水压试验。试验压力为2.5MPa,稳压至少 30min,稳压后压力降不应大于3%,且无泄漏现象。将其管口热熔密封,准备下管。5、下换热管(1)为保证换热效果,防止支管间发生热回流现象,两根换热支管之间应保持距离,下管前应采用分离定位管卡将两根换热管进行分离定位,分离定位管卡的间距为3 米。文档编码:CG8C5N2B6X5 HT4Q4X6V6V6 ZH6B5B8U3P7文档编码:CG8C5N2B6X5 HT4Q4X6V6V6 ZH6B

25、5B8U3P7文档编码:CG8C5N2B6X5 HT4Q4X6V6V6 ZH6B5B8U3P75(2)根据井的实际情况,下管应采用下管机下管,下管速度要均匀,防止下管过程中损坏管道,如果遇有障碍和不顺畅现象,应及时查明原因,待做好处理后才能继续下管。(3)下管机下管时应将HDPE 管头与下管器连接固定,在将塑料绳捆绑在管头上。(4)应将下管器连同 HDPE 管插入井孔,一旁用人工将 HDPE 管抬起,进行下管。(5)应从管头没入钻孔时根据钻杆测量,至有效深度后停止下管,并用尼龙绳牵引防止下沉。(6)如果采用下管机下管,换热管道到位后,应提起下管钻杆,提杆过程中为防止换热器上浮,在提杆前应少许灌
