34、不得擅自变更物业的运用功能。 第十一条业主对物业专有部分的运用、修理、养护行为不得阻碍其他业主的合法权益和业主的共同利益。 第十二条业主装饰装修物业时应遵守以下约定： (一)应当事先告知物业管理企业，并与物业管理企业签订装饰装修管理协议。 (二)应在指定地点放置装饰装修材料及垃圾，不得擅自占用共用部位和公共场所。 (三)业主装修时应严格遵守装修施工时间(上午 时至 时，下午 时至 时)，已有业主入住的，晚间时至次日上午时，中午 时至 时以及节假日，不得从事敲、凿、锯、钻等产生严峻噪声的施工。 (四)按规定可以安装防盗网的，应根据统一的标准制作安装，以保持物业区域外观统一。 (五)业主应遵守装修

35、管理协议，因违反装饰装修管理协议而影响物业用电、用水、供气、通讯、有线电视等运用功能的，应担当相应责任。 (六)因装饰装修房屋影响共用部位、共用设施、设备的平安运用以及侵害相邻业主合法权益的，业主应刚好复原原状并担当相应的赔偿责任。 第十三条物业在运用中存在平安隐患，已经或者即将危及公共利益及他人利益的，责任人应当刚好应急修理;责任人不履行或者无法履行应急修理义务的，物业管理企业可在社区工作站(社区居民委员会)、业主委员会有关人员到场见证下进入物业内部应急修理;修理所需的费用由责任人担当。 第十四条因修理养护物业须要进入相关业主的物业专用部分时，业主或物业管理企业应事先告知相关业主，相关业主应

36、赐予必要的协作。 相关业主阻挠修理养护造成物业损坏及其他损失的，应负责修复并担当赔偿责任。 第十五条业主应当按设计预留的位置安装空调，未预留设计位置的，应按物业管理企业指定的位置安装，并按要求做好噪音及冷凝水的处理。 第十六条业主及非业主运用人运用电梯应遵守本物业区域的电梯运用的有关规定。损坏电梯设备的，应担当相应的赔偿责任。 第十七条物业区域的车辆行使、停放应遵守本区域停车场运用规定和运用协议。 第十八条依照有关规定饲养犬只的，在犬只外出时应为犬只戴防护口罩、佩束犬链，并由成年人牵领、看管，即时清除犬只排出的粪便。 第十九条本物业管理区域禁止下列行为： (一)擅自变更房屋的结构和外貌; (二

37、)擅自占用或损坏公共楼梯、扶栏、走道、地下室、平台、外墙、屋面等共用部位，擅自移动或损坏共用设施、设备; (三)擅自由天井、庭院、平台、屋顶、绿地、道路等共用部位、共用场地搭建(构)筑物; (四)擅自摆设摊点; (五)侵占或损坏道路、绿地、花卉树木、艺术景观及文体休闲设施; (六)乱抛垃圾杂物和高空抛物; (七)违反有关规定堆放易燃、易爆、剧毒、放射性物品，排放有毒有害物质; (八)室内不得制造超标准噪声，包括大音量播放电视、音响，实行热闹的聚会、舞会，机器设备噪声等; (九)违反规定在物业管理共用部位和相关场所悬挂、张贴和乱涂乱画; (十)违反有关规定饲养家禽、家畜及宠物; (十一) ; (

38、十二)法律、法规禁止的其他行为。 其次十条业主应根据有关规定交纳、运用和管理修理基(资)金。 其次十一条业主利用物业共用部位、共用设施设备设置广告或进行其他经营活动的，应当征得有关业主、业主大会的同意，并根据规定向物业管理企业办理有关手续。 根据前款规定获得的收益，按下列第 种方式处理： (一)纳入管理费; (二)纳入修理基(资)金; (三) ; (四) 。 其次十二条业主未按规定交付物业管理服务费的，物业管理公司应当督促其限期交付，业主逾期仍不交付的，业主委员会或其托付的物业管理企业可以在物业管理区域内公布物业管理服务费收交状况，并注明欠交费用的业主姓名、楼座房号进行催缴;仍不交付的，物业管
